Koskelantie and Mäkelänkatu surroundings

A development reservation has been granted for the surroundings of Koskelantie and Mäkelänkatu, where the city reserves the area for planning for Jatke Uusimaa Oy until the end of 2025. A change to the local detailed plan will be prepared for the area in early 2024, in connection with which views can be expressed about the design solutions.

The surroundings of the corner of Koskelantie and Mäkelänkatu are being developed

Jatke Uusimaa Oy has applied for a development reservation from the city for the Kela plot in Käpylä at Koskelantie 5 and the service station area to the west of the plot. In the development reservation, the City of Helsinki gives the partner permission to plan in the area owned by the city. The development reservation has been approved by the City Board on 30 October 2023 and the reservation is valid until the end of 2025.

 The aim of the project is to develop the surroundings of the intersection of Koskelantie and Mäkelänkatu. Jatke Uusimaa Oy has acquired the former Kela building. In addition to the city-owned Kela plot, the development reservation area includes the area bordering on Mäkelänkatu and Vähänkyröntie, where there is currently a service station and a fast-food restaurant.

 Jatke proposes the conversion of the area to residential construction with premises for brick-and-mortar stores. Particular attention is paid to the nationally valuable cultural environment of the surrounding area and the location of the planning area at a traffic hub. The city and Jatke together investigate the arrangements of the intersection of Mäkelänkatu, Koskelantie and Hakamäentie. In the master plan, the development reservation area is located in a predominantly residential area (A2) where the building density is mainly 1.0-2.0. The amount of construction in the preliminary drafts of the project is about 10,000-15,000 floor square metres. This would mean more than three hundred new inhabitants. Commercial and other premises must be provided along the central streets of the area.

The change of the local detailed plan will be launched in early 2024.

Jatke will draw up more detailed plans, accounts and alternative reviews during the development reservation. The city initiates the process of changing the local detailed plan and arranges the related interaction with the applicant.

The feedback received through the interaction in May 2023 as well as ideas about the starting points of the development of the area will be taken into account in further planning.
