New owner for Luoto buildings – new experiential services planned

The City of Helsinki has sold the restaurant building on the island of Luoto, known as Klippan, to Ön Klippan Ab. The new owner is looking into bringing spa services to the island, among other things.

The buildings on the island of Luoto in front of Kaivopuisto Park are about to get a new owner when the City signs a deal with Ön Klippan Ab in July 2026. The new owner's aim is to develop the island into an attractive destination for experiences once the buildings on the island have been restored. The island is expected to open to the public in 2028–2029, but the sauna may be opened to the public as early as next year.

"Luoto is a unique gem, whose history and nature we want to respect at every turn. We will not change the soul of the island, but secure its future and revive its wonderful heritage," says Vilma Niemi, owner of Ön Klippan Ab.

Exploring new opportunities for activities

The buyer has launched a review of new service options to make the island economically sustainable. Plans include, among other things, restaurant operations and the expansion of the existing sauna facilities. The company is also exploring a model where the renovated main building would serve as a base for a new yacht club. The intention is also to explore amending the plan so that it would allow for the construction of accommodation (e.g. floating accommodation) on the terms of the quintessentially Finnish landscape.

Ön Klippan Ab is also considering the possibility of crowdfunding for the development of the island. This would allow anyone, especially friends of the island, to participate in the development project.

The aim is to turn the island into an experience that is known far and wide and that people will travel specifically to see and experience.

In accordance with its facilities strategy, the City of Helsinki’s aim is to give up buildings that it does not need for its own services and that it does not have other strategic reasons to own. The island of Luoto will remain the property of the City, and Ön Klippan Ab will sign a long-term lease for the island.
