New homes planned for the hill town of Viikinmäki

A detailed plan amendment is being prepared for central Viikinmäki. There area has an existing local detailed plan that has remained unimplemented for almost two decades.

We are currently preparing a new local detailed plan for the undeveloped plots and areas in central Viikinmäki. The planning area was designated for housing in the early 2000s, but has not been developed. However, the spirit of the terraced houses and the Mediterranean-style hilltop town of the original plan is still there in the new plan, as it links the area to the rest of Viikinmäki. Municipal infrastructure and streets have already been built in the area according to the existing unimplemented plan, so their alignment will not change, and they also determine the solutions and the locations of the buildings in the upcoming plan.

Compared to the existing local detailed plan, the new plan aims to preserve more of the natural environment and the geological assets specific to the area, such as the giant's kettle. The new plan also features more park areas than the previous one. The aim is to keep construction to a moderate height. All building sites have been designed with views of the unique hillside landscape of the area in mind. The new plan includes homes for approximately 700 new residents. 

The area is challenging in terms of construction. The reasons for the challenges and constraints include the steep terrain of the area, with no obvious flat building sites. In places, the ground contains fill material and concrete waste, and in some places there is a risk of landslides on the slopes. The feasibility of buildings in the area will be improved by modifying parking solutions and the shape and placement of the buildings and by increasing permitted building volumes. Blocks of flats will be terraced on the slopes, following the terrain.

The plan will make it possible to build new north-south and east-west routes that will connect the different parks and areas of Viikinmäki more naturally. From the Kuurinmaanpuisto park direction, the plan is to build new stair connections to the Maarianmaanpuisto park valley, the development of which can be completed with the future plan. There was previously a firing range in the area, which has since been cleared. The landscape and ecological value of the vegetation that has grown on the firing range and in the Maarianmaanpuisto park valley will be taken into account in the design and construction of new blocks and parks.
