The City is preparing to sell 14 of its properties. There are 14 properties on the market, comprising a total of 32 buildings. Most of the properties are currently vacant.

The Urban Environment Committee will discuss the matter at its meeting on 3 November. If the committee approves the plan, the sale of the first buildings will begin in 2027.

Some of the buildings proposed for sale to be sold for residential use

The properties being offered for sale include buildings suitable for residential use. In some of these locations, residential development requires a change to the local detailed plan, while in others it is already possible.

In some cases, the plot is also offered for sale. These properties are situated in Pitäjänmäki (Kolkkapojantie 5–7), Oulunkylä (Karppitie 4), Laajasalo (Ilomäenpolku 4) and Vartiokylä (Sinivuokonpolku 10).

The Mustikkamaa pavilion, which previously served as the ticket office for Korkeasaari Zoo, is being sold for use as a restaurant. The Korkeasaari ticket office is now located on Korkeasaari at Mischan and Maschan aukio 1.

Properties available for a wide range of uses

The buildings currently proposed for sale will mainly be sold by price competition, while the land will be leased. In addition to residential use, properties are also available for purposes such as services and recreational and industrial use.

Each year, the City decides which building sales it will begin to prepare. In 2026, properties such as the Haltiala Domestic Animal Farm, Villa Novilla and the buildings at the Lähteelä outdoor recreation area in Kirkkonummi were acquired by new owners.

City aims to put properties into active use

In accordance with its facilities strategy, the City of Helsinki’s aim is to release buildings that it does not need for its own services and that it does not have other strategic reasons to own.

The sale of these properties enables, among other things, the reuse of the buildings and thus also helps to preserve any conservation value they may have. In some locations, it is possible not only to develop the buildings but also to redevelop the site through extensions and new construction, either for the current use or for a new use made possible by an amendment to the local detailed plan.

The sale of the proposed 14 properties will reduce the City’s repair backlog by a total of approximately 19 million euros and cut annual maintenance costs by approximately 800,000 euros. In 2025, a total of approximately 1.1 million euros was generated from rental income on these properties, but some of them have remained vacant since then.
