New residential area planned in Pihlajisto

The City is planning a pleasant and green residential area for the southern part of Pihlajisto, along Lahdenväylä. Particular attention will be paid to noise management and the natural assets of the existing forest.

The City aims to develop the southern part of Pihlajisto as a centre-like, dense and urban environment in accordance with the city plan and the planning principles for Pihlajisto. At present, the planning area includes blocks of flats, parking areas, a school and rocky woodland areas. Lahdenväylä runs along the southern side of the area.

The plan for the area includes homes for approximately 1,500–1,800 new residents. The buildings to be constructed could include both more urban-style blocks of flats and 2–3-storey terraced houses. In addition to these, the plan for the area includes green spaces, streets and plazas, as well as commercial and public services. A pedestrian and cycling path will continue to cut through the area, but its route may change from the current one.

The City aims to preserve the natural assets of the area by adapting the buildings to the varied terrain and by taking steps to preserve the largest trees and open rocky areas as part of block courtyards. Two more notable green areas have already been excluded from development in the planning principles for Pihlajisto. The planning process includes determining whether the local natural areas need to be surveyed further.

Once the population of the area starts growing, at least a new daycare centre will be needed. The daycare centre is planned to be built next to Pihlajisto Primary School, where it would also have its own yard.

There is currently an empty plot of land that has remained undeveloped in the area along Salpausseläntie. The plan is to convert it into a park. Along Aulangontie, potential urban infill would be carried out on the site of the demolished daycare centre on Aulangonpolku, in the existing parking areas and between the southern parking area and Lahdenväylä.

One major issue to consider in the planning area is the impact of the noise and air quality of Lahdenväylä on construction. The main noise abatement measure will be to lower the speed limit on Lahdenväylä from the current 100 km/h to 80 km/h. In addition to this, buildings and potential noise barriers and walls will be used to provide noise protection for other planned buildings and existing blocks in Pihlajisto.
