Pipeline renovations

The building technology of buildings constructed in the 1950’ and 60’s (even some constructed in the 1970’s) requires renovation, additions or replacement. 

The condition of pipelines should be investigated before a decision on a renovation is made in order that the renovation is not carried out too early or so late that there are excessive emergency repairs, which are costly and cause interruptions.

Pipeline renovations are operations that require a building permit. The renovation organization holds a meeting with the authorities before the work is undertaken and an inspection meeting after the completion of the work. Interim inspections to monitor the progress are held randomly. Representatives in charge of the project approve the inspections with their signature in an inspection document.

If residents continue to live in the building during a pipeline renovation, their safety must be secured. There should be a plan for protecting rooms against dust and for temporary storage of furniture and goods. Fire exits through stairwells must be secured and safe. No construction supplies shall be stored in stairwells.

It is crucially important to inform residents of all work phases and their timetable in order that the residents can arrange interim housing for the time of demolishing and other work. Residents must also be informed about a future pipeline renovation well in advance in order that they can time possible wet area renovations to coincide with the pipeline renovation.

In case of a traditional pipeline renovation, bathroom waterproofing is also replaced to ensure maintenance-free service of wet areas for long periods to come. Space requirements for electrical cables should also be secured as new pipelines are designed.
